Reduce taxes with our 'Using a Property Company' Tax Calculator

This simple tax calculator allows you to assess the tax bill where you plan to dispose of property that is owned by a company. It will calculate the corporation tax on the capital gain in the company as well as calculating the income tax liability for you on the extraction of proceeds

This TaxCalc allows you to assess the tax implications of a disposal of a property that is owned by a company.

Many individuals own investment properties via a property investment company. This could be for any number of reasons eg:

  • to take account of the lower rates of corporation tax
  • for asset protection reasons
  • because they were advised to do so to take account of the previous nil rate of corporation tax
  • to access a company's retained profits and prevent the tax charge on extraction
  • because they were badly advised

Whatever the reason once an investment property is owned by a company you need to consider the tax implications on any future transfer or disposal of the property.

There will be two potential tax charges:

  • A corporation tax charge in the company on the gain that arises, and
  • An income tax charge on the individual shareholders for any of the proceeds that they extract

This TaxCalc calculates both of these for you, and is intended to act as a guide to allow you to gather an indication of your future tax liabilities.

    It takes account of:

  • The basic gain calculation
  • Indexation relief
  • Capital losses
  • The corporation tax charge, including Marginal relief
  • The income tax on full proceeds extracted assuming no other income
  • The income tax on full proceeds extracted assuming you are a higher rate taxpayer
  • The income tax on the above two basis for your inputted amount of profits to be extracted.
